CAPITAL PROJECTS: South West London and St George’s Mental Health Trust has fired the starting gun on the construction of two mental health hospitals.

The trust is seeking a development partner for the two new facilities at Springfield and Tolworth hospitals, which will be worth a combined £160m.

Construction of the Springfield hospital will get under way in 2017 and finish in 2019.

The redevelopment also includes the construction of a 13 ha public park, a primary school and the restoration of two grade II listed buildings.

There will also be a £5m investment in local transport infrastructure, including pedestrian and cycle routes.

Works are expected to begin at Tolworth in either late 2017 or early 2018. They will include the demolition of buildings, the retention of more than 22,500 sq ft of floorspace and the construction of over 40,000 sq ft of new hospital space.

Both existing hospitals will continue to provide mental health services throughout. As a result, the winning contractor will need to phase the demolition, refurbishment, new build and infrastructure works to allow the facilities to remain operational.

The schemes will be largely funded by the sale of surplus land for housing.

The trust currently has outline planning permission for up to 839 residential units at the Springfield site.

Bellway Homes is currently building 26 homes on the site as part of the first phase of its redevelopment.
