NHS trusts received around £350m from land sales in 2017-18, an increase of more than 50 per cent on the previous year, according to new data.

It comes as providers have faced increasing pressure to dispose of land, which is deemed surplus to requirements.

According to figures published by NHS Digital, providers sold 104 sites for £327m in 2017-18. This was up from 91 sites for £233m in 2016-17, and 98 sites for £250m in 2015-16.

The list of the biggest sales is dominated by providers in London and the south east.

The pressure on trusts to dispose of surplus land has come as the Department of Health and Social Care seeks to boost the funding available for new capital projects.

The DHSC has suggested it could penalise areas where “progress on disposals is not sufficiently ambitious”. It has also set an ambition for 26,000 new homes to be built on sold NHS land.

Sir Robert Naylor, who carried out a review of NHS estates for the government last year, estimated the NHS could generate £6bn over the coming years by developing a more “commercial approach” to selling land and buildings.

The largest sale last year was completed by University College London Hospitals Foundation Trust, which sold the former Eastman Dental Hospital for £80m. It has been sold to University College London, with its services due to move to a major new facility in 2019. The income will be received over three years.

Part of this income helped boost the UCLH’s “control total” performance last year, and led to the trust receiving a large bonus payment from the “sustainability and transformation fund”.

The Royal Free London FT, North Bristol Trust and Cambridgeshire and Peterborough FT also completed large land disposals, with the sites expected to be used for hundreds of new homes.
